Title & Survey Reviews

PH&C reviews the title commitment and survey together, and flags the easements and boundary issues that change what you can build.

Title shows what the recorded documents say about a property. A survey shows what is on the ground. PH&C reads them together, because the problems appear where the two disagree.

What PH&C handles

  • Reviewing the title commitment and every listed exception.
  • Obtaining and reading the recorded easements, restrictions, and agreements.
  • Checking the boundary, topographic, or ALTA/NSPS survey against the legal description and the title exceptions.
  • Plotting easements, rights-of-way, setbacks, and encroachments on the site plan.
  • Identifying conditions that limit buildable area, access, or utility routing.
  • Coordinating the surveyor, the title company, and your attorney.
  • Requesting survey corrections and title clarifications before closing.

What you get

  • A marked-up exhibit that shows what you cannot build on and why.
  • A list of exceptions that still need action, such as a release, a relocation, or an agreement.
  • Information the civil engineer and architect can use from the first sketch.
  • Protection against redesign after a recorded easement or boundary issue turns up late.

How it connects

Title and survey review is part of site analysis and feasibility. Ordinance limits are covered under land development requirements, and buried lines under existing utility identification. If you are in due diligence with a commitment and a survey in hand, contact PH&C.
