Environmental Assessments

PH&C scopes Phase I and Phase II environmental assessments so you understand contamination risk before you close on a property.

A Phase I environmental site assessment is a records review and site inspection that asks whether a property’s past use could have left contamination. A Phase II involves sampling when the Phase I identifies a concern. PH&C scopes both for the owner and reads the findings against your deal, your construction budget, and your schedule.

What PH&C handles

  • Selecting and managing the environmental consultant.
  • Scoping a Phase I assessment to the lender’s and purchaser’s requirements.
  • Reviewing the report for recognized environmental conditions.
  • Planning Phase II sampling so boring and well locations match the future building, utilities, and excavation.
  • Translating results into cleanup quantities, disposal costs, and permit requirements.
  • Coordinating with the seller, lender, and regulators.
  • Carrying findings into the estimate, the schedule, and the bid documents.

What you get

  • A clear statement of what is known and what remains uncertain.
  • Cost and schedule effects of any contamination before your deposit becomes nonrefundable.
  • A defined remediation scope contractors can price.
  • Documentation to support lenders, buyers, and closure with regulators.

How it connects

Assessments are part of site analysis and feasibility. Findings may lead to remediation or demolition. Buildings should also be surveyed for hazardous materials. If you are buying a former gas station, auto shop, or industrial property, contact PH&C before you close.
