Construction Coordination, Supervision, and Documentation

PH&C is on the site for the owner. We keep contractors, inspectors, and the daily record aligned with the contract.

On a construction site, the superintendent works for the contractor. PH&C works for you. We are on the site to coordinate the trades, observe the work, and document conditions in a record that holds up if a question comes later.

What PH&C handles

  • Attending site meetings and issuing minutes with decisions and due dates.
  • Coordinating contractors, subcontractors, designers, and inspectors.
  • Observing work in progress against the contract documents.
  • Keeping daily notes, photographs, and a submittal log.
  • Tracking open items, punch lists, and corrective work.
  • Coordinating with occupied tenants, neighbors, and adjacent operations when the site is active.
  • Reporting site conditions, progress, and concerns to the owner on a regular schedule.
  • Supporting closeout, including final inspections, warranties, and as-built documents.

What you get

  • A complete record of what happened on the site, and when.
  • Early notice of conditions that affect cost or schedule.
  • Contractors who know someone is watching on the owner’s behalf.
  • A single person on site who can answer your questions.

How it connects

Field questions are tracked through requests for information. Costs are handled under contract and budget management. The schedule is updated under schedule management. All three are part of construction management. If you want an advocate on site, contact PH&C.
